Complete Metal Roof Replacement Services
Replacement means removing the old covering, repairing the deck underneath, and fitting a new roof system. It is the right call once repairs stop being economic or the deck itself has failed. Sundown replaces shingle and metal roofs across North Arkansas and Southwest Missouri, with a fixed price and stated exceptions.
When replacement beats repair
Repair is always cheaper today. The question is whether it is cheaper across the next ten years.
Repair is nearly always cheaper in the moment, so the question is whether it is cheaper over the next ten years. If the covering has reached the end of its service life across the whole roof, patching one area simply moves the next failure somewhere else.
The deck is the other deciding factor. If sheathing has been wet long enough to soften, no covering laid over it will behave properly, and that is a replacement whatever the panel above it looks like.

How it works
Your metal roof replacement in four steps
No mystery about what happens or when. This is the same sequence on every job we take.
Tell us about the building
Age, covering and what it has been doing lately gives us somewhere to start.
Both options priced
A fixed number for metal, and the shingle alternative alongside it if you want it.
Old roof off, new roof on
Never more stripped than we can dry in the same day, so nothing is left open overnight.
Deck surprises handled openly
If rotten sheathing appears, you hear the cost before we carry on — not on the invoice.
Shingle to metal
Most of our replacement work is a second shingle roof reaching the end of its life.
The thirty-year arithmetic
A lot of our replacement work is a shingle roof reaching the end of its second covering, where the owner is weighing a third shingle roof against going to metal once. The metal roof costs more up front; over thirty years it usually costs less, because you are not doing it again.
It depends how long you are staying
That calculation is not automatic and it depends on how long you intend to stay, so we will put both in front of you rather than only the one we would rather sell.
How we price it
A scope you can hold a contractor to, and a clear statement of the one thing nobody can see in advance.
Fixed price, stated exceptions
A scope, a fixed number, and a clear statement of what happens if we find rotten decking once the old roof is off — which is the one thing nobody can see in advance. You will hear the cost before we carry on, not on the final bill.
The specification, in writing
We also put the specification in writing: panel gauge, coating, fastener pattern, underlayment and flashing method. Those are the five things that separate quotes, and you should be able to compare bidders on them.
Rely on proven craftsmanship, every project
The same crew pours the slab, frames the barn and finishes the shop.

Metal Roof Installation
New standing seam and exposed-fastener metal roofing, specified for the weather this region actually gets.

Metal Roof Repairs
Leaks traced to the actual entry point and put right — fasteners, flashing, laps and storm damage.

Custom Home Building
Ground-up homes taken from site work and foundation through to a finished, weather-tight build.

Pole Barn Construction
Post-frame barns, shops and outbuildings sized to the job — including turnkey site work and slab.

Shops & Garages
Workshops and garages built to be worked in — proper slab, proper doors, proper ventilation.

Siding
Siding fitted over a proper weather barrier, with the flashing at openings done right.

Concrete Pads
Slabs, footings and pads poured to spec, so whatever goes on top of them sits level and stays level.

Foundations
Footings and foundations set into ground that has actually been assessed, with the drainage dealt with.

Car Ports
Covered parking built to stay put — because an open-sided roof has to be held down, not just covered over.

Metal Roof Replacement questions
The things people ask us most often before booking this work.
How do I know if my roof needs replacing?
Widespread rather than localised failure is the signal — rust across multiple panels, coating gone over large areas, repeated leaks in different places, or a deck that feels soft underfoot. A single leak is usually a repair, not a replacement.
Is it cheaper to replace a roof with metal or shingles?
Shingles cost less to install. Metal usually costs less across its life, because a metal roof will commonly outlast two or three shingle roofs. Which is cheaper for you depends mostly on how long you plan to own the building.
Do you have to tear off the old roof?
Not always. Going over an existing single layer of shingles is sometimes sound and saves the cost of a tear-off. It depends on the number of existing layers, the condition of the deck and what the code allows locally.
What happens if you find rotten decking?
We stop, show you, and tell you what replacing it costs before continuing. Deck condition is the one thing that genuinely cannot be assessed until the old covering is off, which is why we handle it that way rather than pricing a guess into the quote.
How long will my house be open to the weather?
We do not strip more than we can dry in and cover before we finish for the day, so the building is never left open overnight.
Will you clean up afterwards?
Yes. Tear-off is a messy business, particularly the nails. We clear the site and run a magnet over the ground around the building before we leave.
Can I stay in the house while the work is done?
Almost always, yes. It is noisy, and you will want to move anything fragile that is hanging on walls or stored in the attic, but people normally stay put.
Do I need a permit?
It depends on the jurisdiction and the scope of the work. We will tell you what is required for your address as part of the estimate rather than leaving you to find out.
How much does a roof replacement cost?
Too much depends on size, pitch, complexity, access and the system chosen for a figure to mean anything without seeing the building. The estimate is free, so you get a real number rather than a range.
Do you replace roofs on barns and shops too?
Yes. Re-roofing agricultural and post-frame buildings is a substantial part of our work, and on those we will usually recommend a heavier gauge panel than the minimum given what is stored underneath.
