Professional Metal Roof Installation Services
Metal roof installation fits a new steel roofing system over a prepared deck or purlins, using either concealed-fastener standing seam or exposed-fastener panels screwed through the face. Sundown installs both systems across North Arkansas and Southwest Missouri.
Standing seam or exposed fastener
Two systems with two different maintenance stories. Which suits depends on the roof, the access and how long you intend to own it.
The choice between the two systems is the first decision, and it drives everything after it. Standing seam hides its fasteners under the seam, so there is nothing on the surface for wind or weather to work at. Exposed-fastener panel is screwed through the face into the purlin or deck, which is faster to fit and meaningfully cheaper.
Exposed fastener is not a lesser roof — most of the working buildings in this region wear it and wear it well. What it has is a service item: the neoprene washers under the screw heads are the part that ages, and on a roof twenty years old they are usually the reason it leaks. Standing seam removes that maintenance item, which is why we point people toward it on steep roofs, on lake property, and anywhere access is difficult enough that future maintenance would be a problem.

How it works
Your metal roof installation in four steps
No mystery about what happens or when. This is the same sequence on every job we take.
Tell us about the roof
Call or send the form with the building, the rough size and what you are after.
Free site assessment
We get on the roof, check the deck and the details, then price it properly.
Fitted with the details right
Strip, deck repairs, underlayment, flashings, panel and trim — in that order.
Walked and signed off
We walk the finished roof with you, clear the site and run a magnet over the ground.
What happens on site
No surprises on the invoice, because the parts that cause them get looked at first.
We look before we quote
We look at the roof before quoting. That is not a formality — the deck underneath is the part that decides whether a job is straightforward, and you cannot tell its condition from the ground or from a satellite image.
The order of work
On the day, the old covering comes off, the deck is checked and any rotten sheathing replaced, underlayment goes down, then flashings, panels and trim. Valleys, penetrations and the ridge are where roofs actually fail, so those details take a disproportionate share of the time and are worth watching.
What it costs and why quotes differ
Almost all the difference between bidders is in the parts you will never see once the roof is on.
A fixed number, and what changes it
We give you a scope with a fixed number, and if something is discovered once the old roof is off — rotten decking is the usual one — we tell you what it will cost before we carry on, not afterwards on the invoice.
The five things to compare
When quotes differ widely, the difference is almost always in the parts you cannot see: panel gauge, the coating on the panel, the fastener count per square, whether the underlayment is synthetic or felt, and whether the flashing is formed properly or sealed with caulk. It is worth asking every bidder to put those five things in writing.
Rely on proven craftsmanship, every project
The same crew pours the slab, frames the barn and finishes the shop.

Metal Roof Repairs
Leaks traced to the actual entry point and put right — fasteners, flashing, laps and storm damage.

Metal Roof Replacement
Old covering off, deck made good, new metal roof on — with the condition underneath checked before anything goes back.

Custom Home Building
Ground-up homes taken from site work and foundation through to a finished, weather-tight build.

Pole Barn Construction
Post-frame barns, shops and outbuildings sized to the job — including turnkey site work and slab.

Shops & Garages
Workshops and garages built to be worked in — proper slab, proper doors, proper ventilation.

Siding
Siding fitted over a proper weather barrier, with the flashing at openings done right.

Concrete Pads
Slabs, footings and pads poured to spec, so whatever goes on top of them sits level and stays level.

Foundations
Footings and foundations set into ground that has actually been assessed, with the drainage dealt with.

Car Ports
Covered parking built to stay put — because an open-sided roof has to be held down, not just covered over.

Metal Roof Installation questions
The things people ask us most often before booking this work.
How long does a metal roof last in Arkansas?
A properly installed metal roof will normally outlast two or three shingle roofs. Exposed-fastener systems will usually need their screws and washers attended to somewhere around the twenty-year mark; standing seam has no exposed fasteners to service. Panel coating and gauge matter more to lifespan than the brand on the invoice.
Can a metal roof go over existing shingles?
Sometimes, and it can save the cost and mess of a tear-off. It depends on how many layers are already there, whether the deck underneath is sound, and what the local code allows. We will tell you honestly if it is a bad idea on your roof — covering a failing deck simply hides the problem.
Is a metal roof noisy when it rains?
Not on a house. The noise people remember is from a barn or carport, where panel is fixed straight to open purlins with nothing underneath. On a home the panel sits over a solid deck and underlayment, and the difference in sound from a shingle roof is small.
Does a metal roof attract lightning?
No. Metal does not attract lightning, and because it is non-combustible and conductive it tends to disperse a strike rather than ignite. A metal roof is generally considered a lower fire risk than a shingle one.
How long does installation take?
It depends on the roof. Complicated rooflines with multiple valleys, dormers or turrets take longer than a simple gable, because flashing detail is where the labour goes. We give you dates in writing once we have seen it.
What colours can I have?
A wide range, and the colour is part of the panel coating rather than paint applied afterwards. Lighter colours reflect more summer heat. If you are in a development with covenants, check the approved colours and profiles before we order — metal is not something you can change quietly later.
Will a metal roof make my house hotter?
The opposite, generally. Metal reflects a good deal of solar radiation rather than absorbing it the way asphalt does, and with a ventilated roof space the difference is noticeable in July. Insulation and ventilation matter more than the roof covering, though.
Do you install on barns and shops as well as houses?
Yes, and it is a large part of what we do. Post-frame buildings, equipment sheds, shops and carports are all metal work, and on agricultural buildings we will usually recommend a heavier gauge than the minimum because the roof is protecting something with a real value under it.
What areas do you install in?
We work across North Arkansas and Southwest Missouri, which covers most of North Arkansas and a good part of Southwest Missouri. Towns closer in get looked at sooner; the far edge is a scheduled trip and we will say so upfront.
Do you offer financing?
Finance options are available. Ask when we come out and we will go through what is on offer alongside the estimate, so you can see the total rather than only a monthly figure.
