Expert Metal Roof Repair Services
Most metal roof leaks come from fasteners, flashing or a failed panel lap — rarely the panel itself. A proper repair finds the actual entry point, which is often well uphill of where water appears inside, and corrects that detail. Chasing the stain instead of the source is why some roofs get repaired three times.
Where metal roofs actually leak
Panel rarely fails in the middle. It is the joints, the fixings and the flashings that let water in.
Panel almost never fails in the middle. Leaks start at the places where the roof is interrupted or joined: around screws, at flashing to a wall or chimney, in valleys, at pipe penetrations, and where two panels lap.
On exposed-fastener roofs the screws are the usual culprit. The neoprene washer under the head hardens and shrinks with age and ultraviolet, and once it stops sealing, every screw is a small hole in the roof. On a twenty-year-old barn roof that can mean several hundred of them.

How it works
Your metal roof repairs in four steps
No mystery about what happens or when. This is the same sequence on every job we take.
Tell us what it is doing
When it started, and whether it only leaks in heavy rain — that narrows the cause.
We find the actual source
Water travels before it drops, so we trace it rather than chasing the stain.
The repair, not a patch
Fasteners, flashing or laps put right — and we tell you if it is condensation instead.
Photographed and explained
You get pictures of what was found and what was done, so nothing is taken on trust.
Finding the entry point
The stain on your ceiling is rarely under the hole, which is how a roof gets repaired three times and still leaks.
Water travels before it drops
Water does not fall straight down. It runs along a purlin, follows a rafter and drops somewhere else entirely, which is why the stain on your ceiling is often several feet from the hole. Chasing the stain rather than the source is how a roof gets repaired three times and still leaks.
Rule out condensation first
It is also worth ruling out condensation before anyone repairs anything. In an unvented shop or barn, warm damp air hits the cold underside of the panel and drips exactly like a leak. The cure for that is ventilation and underlayment, not sealant — and we would rather tell you that than sell you a repair you do not need.
Storm and hail damage
This region takes hail through the spring and ice every winter, and metal shows it differently from shingle.
Denting is not always a leak
This region sits in a hail corridor and takes ice every winter. Hail on metal usually shows as denting before it shows as a leak, and the damage that matters is where it has cracked the panel coating and started rust, or where it has deformed a seam.
Get it looked at early
If a storm has been through and neighbours are having roofs looked at, have yours checked too. Documented damage found early is far easier to deal with than a leak discovered the following spring.
Rely on proven craftsmanship, every project
The same crew pours the slab, frames the barn and finishes the shop.

Metal Roof Installation
New standing seam and exposed-fastener metal roofing, specified for the weather this region actually gets.

Metal Roof Replacement
Old covering off, deck made good, new metal roof on — with the condition underneath checked before anything goes back.

Custom Home Building
Ground-up homes taken from site work and foundation through to a finished, weather-tight build.

Pole Barn Construction
Post-frame barns, shops and outbuildings sized to the job — including turnkey site work and slab.

Shops & Garages
Workshops and garages built to be worked in — proper slab, proper doors, proper ventilation.

Siding
Siding fitted over a proper weather barrier, with the flashing at openings done right.

Concrete Pads
Slabs, footings and pads poured to spec, so whatever goes on top of them sits level and stays level.

Foundations
Footings and foundations set into ground that has actually been assessed, with the drainage dealt with.

Car Ports
Covered parking built to stay put — because an open-sided roof has to be held down, not just covered over.

Metal Roof Repairs questions
The things people ask us most often before booking this work.
Can a metal roof be repaired, or does it need replacing?
Most can be repaired. If the panel itself is sound and the problem is fasteners, flashing or a lap, repair is straightforward and far cheaper. Replacement becomes the sensible option when the coating has failed widely and rust is established across panels.
Why does my metal roof leak only in heavy rain?
That usually points to a detail that copes with a little water but is overwhelmed by a lot — a shallow flashing lap, a blocked valley or debris damming behind a chimney. It can also be wind-driven rain being pushed uphill under a panel lap.
My roof drips but it has not rained. Why?
That is condensation, not a leak. Warm moist air inside meets the cold underside of the panel and beads. It is very common in unvented shops, barns and garages around the river bottoms. The fix is ventilation and the correct underlayment.
How much does a metal roof repair cost?
It depends entirely on what is wrong and how much of the roof is affected. A single flashing or a handful of screws is a small job; re-screwing an entire barn roof is a big one. We will look, tell you what we find, and give you a fixed number before starting.
Can you just re-screw the whole roof?
Yes, and on an ageing exposed-fastener roof that is often the right answer. The screws are replaced with slightly larger-diameter ones so they bite fresh material rather than spinning in the old hole. It buys a great deal of life for a fraction of a replacement.
Should I use roofing sealant myself in the meantime?
As a genuine emergency measure it may buy you a few days. As a repair it is generally counterproductive — sealant hides the entry point, makes proper diagnosis harder, and fails again in a season. Try not to smear it over a wide area before we can look.
Do you handle insurance claims for storm damage?
We will document what we find with photographs and give you a written assessment of the damage and what putting it right involves. How the claim is handled is between you and your insurer, but the documentation is what they will want.
How quickly can you come out for a leak?
It depends where you are and where we are already scheduled. We will give you an honest date rather than a hopeful one. If water is actively coming in, say so when you call.
Can you repair a roof somebody else installed?
Yes, and a good share of our repair work is exactly that. We will tell you what we find, including if the original installation is the cause, without any interest in making it sound worse than it is.
Will a repair match my existing panel colour?
Usually closely, though an exact match on a weathered roof is rarely possible — panels fade. On a visible elevation we will discuss it with you beforehand so there are no surprises when the work is done.
